The Court, Warlingham Construction of a two and three-storey block of 19 units
Client: Tandridge District Council
Contract Value: £4m
Duration: 70 weeks
Procurement: Competitive Tender
Completion: March 2020
Contract: JCT Design & Build (2016)
The demolition of an existing block of 12 units and construction of a new two and three-storey block of 19 units of warden-assisted accommodation in Warlingham, Surrey. The new building will have glass balconies, a communal lounge area, central plant room, and PV panel installations on the roof.
The site is located at the end of a narrow, residential cul-de-sac and this challenging access has required close co-operation with neighbours and co-ordination of deliveries etc. Further challenges include the protected trees along three of the four boundary sides and the clay soil which has required the installation of a 103,000 litre attenuation tank to assist controlled rainwater discharge.
Residents have been moved into temporary accommodation for the duration of the works and will be moved back into the new building in March 2020, when the works are scheduled for completion.
