This was a relatively small development but a particularly awkward site that presented many challenges. The brief required the demolition of existing houses built in the 1960s, and the construction of a new two-storey block of ten flats which had to be undertaken by tower crane due to the site constraints. Construction was of traditional brick and block beneath pitched, trussed roofs, and with pre-cast concrete floors.
This very tight site was in a built-up residential area with a primary school close by and required special attention to manage the unique risks and challenges. Delivery times were restricted, traffic management plans were put in place and constant liaison was required with neighbours.
Landscaping at the site required the construction of a gabion retaining wall and new boundary for a neighbour, and the creation of a sunken courtyard garden at the rear, plus extensive parking, and waste and recycling storage.
